The Compliments of Commonwealth Real Estate Benefits Program offers corporations and organizations a simple and effective way to enhance their benefits packages at no cost to them or to their eligible participants.

At Berkshire Hathaway HomeServices Commonwealth Real Estate, we value relationships over transactions. Your participants who are interested in buying or selling a home will have access to our full range of home services. They will be matched with an experienced real estate professional, receive incentives for financing, and get advice on moving and storage. If your organization is an affiliate of Compliments of Commonwealth, your participants will also receive a cashback bonus following the closing.

 

Once you’ve partnered with us, your company can add its own unique incentive to the benefits package—it costs you nothing and requires no additional resources. Literature, marketing materials, and program management are all handled by the Compliments of Commonwealth support staff—it’s a win-win benefits solution!

ELIGIBILITY

In order to participate in the Compliments of Commonwealth program, the participant…:

Must be an active employee or member of an organization that’s enrolled in the program


Cannot be a signatory to a listing agreement or buyer broker agreement
 

Must be registered for the program before contacting a real estate agent
 

Must work exclusively with the program-affiliated agent throughout a transaction
 

Cannot be registered or receive benefits from another referral, real estate affinity, or relocation service program

The Compliments of Commonwealth Real Estate Benefits Program offers a cashback bonus to the participant within 30 days of the property closing date. This bonus is based upon the contracted purchase/sale price of the applicable property as stated in the Closing Settlement Statement and may be equal to 20% of the service fee collected by the affiliated sales associate/ brokerage.

Why should I use the Real Estate Benefits Program?

This program was designed to take the anxiety and stress out of the real estate process. Our professional concierge team eliminates the frustration often associated with finding an experienced, reputable Sales Associate. Our team will assist you in selecting a full-time, professional sales associate based on their market expertise in your area. Our team will also be available to guide you through your transaction. Approximately 3-4 weeks following your closing we will mail your cashback bonus.

Who can participate in the Real Estate Benefits Program?

Members or Employees of enrolled organizations are eligible for this program—it is also available to immediate family members of the participant.

Can I receive a rebate or closing cost credit if I am already working with an agent?

In order to receive the cashback bonus, the participant must enroll in the program and work with a program-approved agent through the closing of their real estate transaction. Customers cannot have an active agent agreement with a listing or buyer’s agent.

Can the Real Estate Benefits Program be used anywhere in the United States?

Compliments of Commonwealth has a full-service client services department and belongs to a national network of agents that provides moving services throughout the United States. We have nationwide contacts to assist enrolled participants. Please note that the cashback bonus is restricted in the states of Alaska, Oregon, Kansas, Oklahoma, Iowa, Missouri, Louisiana, Mississippi, Tennessee, Alabama, New Jersey (rebates for buyers only in NJ).

Can I use the Real Estate Benefits Program if I am purchasing a new construction home?

Yes. The Real Estate Benefits Program can be used when purchasing a new home as long as you contact our program prior to your search. Our agent will assist in negotiating the best price for your home and work with you to negotiate on additional features. If you have already connected with a builder or new construction development, we will not be able to assist with your purchase.

Can I receive the rebate or closing cost credit if I am using a VA or FHA loan?

You can use the Real Estate Benefits Program and receive a cashback rebate if you are using a VA or FHA loan. A rebate check will be sent to you approximately 3-4 weeks following your closing. A closing cost credit is not available with a VA or FHA loan.

 

Can I receive the rebate or closing cost credit if my home is being sold as a short sale or foreclosure?

Closing cost credits and cashback rebates are not allowed on short sales or foreclosures. We can assist in matching you with an agent who is experienced in working with short-sale and foreclosure properties. Please contact our concierge team for more information.

What states do not allow cashback rebates?

A cashback rebate is prohibited in the following states: Alaska, Oregon, Kansas, Oklahoma, Iowa, Missouri, Louisiana, Mississippi, Tennessee, Alabama, New Jersey (rebates for buyers in NJ only).

Can I get a new agent if I am not happy with my agent?

If your agent is not meeting your expectations, please contact our Client Services team as soon as possible to discuss agent concerns.

How is my cashback rebate calculated?

Your cashback rebate will be calculated based on your agent’s commission. Please review the cashback rebate worksheet with your agent to calculate your rebate or contact our client services team.

When do I receive my cashback rebate?

The cashback rebate will be issued to you within 30 days of your closing and submission of your W9.

Why do you need my W9?

The IRS requires that all payments of $600 or more must be reported. If you require further information regarding taxes, please contact a financial professional.
