RENTAL PROCESS

Commonwealth has an up-to-date, comprehensive database of rental listings not available to the consumer. We have access to proprietary technology which allows our agents to search for and match our customers to the right properties. Rental agents working with customers through the BHHS Commonwealth Relocation Program are experienced, background checked and specialize in the areas in which our customers are looking. Rental agents will provide expert knowledge on towns, neighborhoods and assist with lease negotiations.

  • A rental property search is best conducted 4-6 weeks prior to the lease start date.
  • Properties are advertised by local broker offices and online rental websites.
  • Typically, the lease is presented 2-3 business after application is accepted. At that time the tenant reviews terms of lease, provides funds (first month’s rent/last month’s rent/security deposit) and signs lease. Keys are provided on move in date.
  • Broker Fees -Massachusetts is a Rental Broker Fee state. Most rental listings require tenant to pay a fee to secure the property (cannot exceed the monthly rent).
